It is indicated that in modern Ukrainian society there is an increase in fraud in the field of real estate, which is due not only to socio-economic and legal transformations, but also to the active integration of advanced information technologies into this sphere of social relations. The article discusses the prerequisites for scientific modeling of forensic methods for investigating real estate fraud committed using information and telecommunications technologies (ITT). Particular attention is paid to a comprehensive analysis of socio-economic, legal, and technological factors that determine the need to develop specialized methods for investigating modern fraud schemes. It is shown that the digital transformation of society in Ukraine significantly affects the nature of criminal activity, facilitating remote commission of crimes, minimization of material and ideal traces, and complicating the identification of participants in fraudulent schemes. The paper highlights the problems of establishing the place where the crime was committed, in particular through the use of IP telephony, VPN, and other means of anonymization by fraudsters, as well as the difficulties of organizing investigative actions due to the large number and heterogeneity of documentary sources of information. The author substantiates the theoretical and applied foundations of a scientific model of investigation methodology, which provides for a systematic approach to the collection, analysis, and processing of electronic evidence, the use of special knowledge and tools of digital forensics, as well as the formation of effective investigative strategies to counter modern fraudulent schemes in the field of real estate. The developed model of investigation methodology has not only theoretical significance for the development of forensic science, but also practical value for pre-trial investigation bodies, increasing the effectiveness of detecting and preventing crimes using ITT.
