Аввторы исходяят из того, что экспер тизы местооположения, проводимой в рамках сервейиннга, недостааточно для эффективногго управлениия жилой нед вижимостьюю в современнных условиях. Экоологические показатели наряду с теехническими и экономичеескими в оснновном и опрределяют рыночнуюю стоимостть здания. Оцценить уровеень «экологиччности» стрроительстваа помогают сспециальные ста ндарты, оснновные из котторых: BREEEAM и LEED. Авторы стаатьи обобщаают основныые критерии оценнки жилых здааний по станндарту BREEEAM и LEED, а также анаализируют ининформацию об объектах жилоой недвижим ости, прошеедших экосерттификацию в России. The a uthors recognnize that the eexpertize of loccation, which is carried out within serveyying, is not enough fofor effective mmanagement of the residentiial real estatee in modern coonditions. Ecoological indicaators along with technnical and ecoonomic indicators determinee the market vvalue of the building. Speciial standards, BREEAM and LEEDD first of all, hhelp to evaluaate the level oof "environme ntal friendlineess" of a buildding. The authhors of the article geeneralize the mmain criteria foor the evaluattion of the ressidential real eestate accordinng to the BREEEAM and LEED staandard and also analyze thhe information on the objec ts of the residdential real esstate which haave undergone ecoo-certification inin Russia. |
