В статье проведен анализ существующих методик оценки экономической эффективности аренды коммерческой недвижимости. Все методы рассматриваются в разрезе отдельных групп с выделением достоинств и недостатков каждой группы. Доказано, что оценка объектов коммерческой недвижимости основана на трех основных понятиях: стоимость, цена и затраты. При использовании доходного подхода выявлены четыре этапа процедуры оценки коммерческой недвижимости, доказана возможность их использования. The article analyzes the existing methods for assessing the economic efficiency of commercial real estate rental. All methods are considered in the context of individual groups with highlighting the advantages and disadvantages of each group. It is proved that the valuation of commercial real estate is based on three basic concepts: value, price and costs. Using the income approach, four stages of the procedure for evaluating commercial real estate were identified, and the possibility of their use was proved. |
